Retail architecture and fit-out operates at the intersection of brand, product, and space. The environment needs to present the product compellingly, reflect the brand accurately, and move customers through it in a way that serves the commercial purpose of the space. Sovran delivers retail commissions across architecture, fit-out, construction, and interior design, from initial planning consent through to the day the doors open.

Architecture

A thoughtful start.

Retail architecture is governed by two requirements that exist in tension: the planning authority's expectations for the building's relationship to its context, and the brand's requirement for a distinctive, recognisable environment. Sovran navigates both.

Planning applications for retail use class changes: from Class E to A1, or from one format to another; are managed from pre-application consultation through to determination. The shopfront design, the signage strategy, and the external treatment are developed alongside the interior concept so that the building reads as one resolved proposal.

Fit-Out

Made to impress.

Retail fit-out demands materials and fixtures that perform under sustained customer traffic while maintaining the visual standard the brand requires. Display systems, counters, shelving, and wall finishes are specified for longevity. Lighting specification in retail is a commercial decision as much as an aesthetic one, the quality of light on a product directly affects how it is perceived and whether it is purchased.

Sovran specifies retail lighting schemes in coordination with the interior design, with luminaire selection, colour rendering index, and accent-to-ambient ratios agreed before any procurement begins.

Fire compartmentation and means of escape are planned from the first layout drawing, not retrofitted to a design that has already been resolved. Under Part B of the Building Regulations, retail environments require clearly defined compartment walls, fire-rated material specifications, and emergency egress routes that are compliant without visually interrupting the customer journey. Sovran builds this compliance into the design from the first stage.

Construction

Executed & Elevated.

Retail construction is almost always time-critical: lease commitments, brand launch dates, and seasonal trading periods mean the opening date is fixed long before the build begins. Sovran manages retail construction to that deadline. The programme is agreed before groundbreaking.

Structural alterations, shopfront installation, M&E, and specialist fit-out contractors are sequenced so that no single trade holds up the next. Building control sign-off and any landlord licences for alterations are obtained in advance so they do not become last-minute programme constraints.

Interior Design

A premium experience.

Retail interior design at Sovran begins with the brand and the product, what the space needs to say, and how the customer needs to move through it. The material palette, the display strategy, the lighting design, and the bespoke joinery are all developed in relation to each other and to the brand identity. Bespoke cabinetry, display counters, and feature walls are designed and manufactured to our specification.

Planning applications, change of use consents, and landlord licence for alterations managed and submitted. Signage strategy agreed with planning authority.

Technical Design

Construction drawings, building regulations package, lighting specification, FF&E schedule, and bespoke joinery drawings produced in full.

Construction & Fit-Out

Programme fixed against the opening date. Structural works, M&E, specialist fit-out, and display installation sequenced to a single delivery date.

Completion & Handover

Snagging, building control sign-off, and handover. Every fixture, fitting, and lighting scene tested and certified before the doors open.

Yes. Sovran has worked within brand guidelines and alongside in-house creative teams. We translate brand requirements into technically compliant, buildable environments, managing the gap between how a brand wants to look and what a building, a landlord, and a planning authority will actually allow.

Yes. For retail clients with multiple locations, Sovran can manage a programme of sequential or concurrent fit-outs with a consistent specification applied across all sites. The design is resolved once. The delivery is replicated efficiently.

We prepare the licence for alterations package required by most commercial landlords: drawings, specifications, and method statements; and liaise with the landlord's surveyor directly. This is built into the programme so it does not delay the construction start.

A full fit-out from vacant shell to opening typically runs 12–28 weeks depending on the size of the space, the extent of structural alterations, and the complexity of the specification. Bespoke joinery and imported materials are the most common long-lead items and are ordered as early in the programme as possible.
