Retail architecture is governed by two requirements that exist in tension: the planning authority's expectations for the building's relationship to its context, and the brand's requirement for a distinctive, recognisable environment. Sovran navigates both.
Planning applications for retail use class changes: from Class E to A1, or from one format to another; are managed from pre-application consultation through to determination. The shopfront design, the signage strategy, and the external treatment are developed alongside the interior concept so that the building reads as one resolved proposal.

Retail fit-out demands materials and fixtures that perform under sustained customer traffic while maintaining the visual standard the brand requires. Display systems, counters, shelving, and wall finishes are specified for longevity. Lighting specification in retail is a commercial decision as much as an aesthetic one, the quality of light on a product directly affects how it is perceived and whether it is purchased.
Sovran specifies retail lighting schemes in coordination with the interior design, with luminaire selection, colour rendering index, and accent-to-ambient ratios agreed before any procurement begins.
Fire compartmentation and means of escape are planned from the first layout drawing, not retrofitted to a design that has already been resolved. Under Part B of the Building Regulations, retail environments require clearly defined compartment walls, fire-rated material specifications, and emergency egress routes that are compliant without visually interrupting the customer journey. Sovran builds this compliance into the design from the first stage.

Retail construction is almost always time-critical: lease commitments, brand launch dates, and seasonal trading periods mean the opening date is fixed long before the build begins. Sovran manages retail construction to that deadline. The programme is agreed before groundbreaking.
Structural alterations, shopfront installation, M&E, and specialist fit-out contractors are sequenced so that no single trade holds up the next. Building control sign-off and any landlord licences for alterations are obtained in advance so they do not become last-minute programme constraints.
