Architectural Drawings

Every Sovran project begins with architecture drawn to the standard the build demands. From initial concept through to construction stage, our drawings are produced to the level that contractors, structural engineers, and building control require. We work in 3D from the outset, clients see their project accurately before a single decision is locked in. Design intent and built outcome stay aligned from the first drawing to the last brick.

Planning Applications

Full submissions. Properly prepared.

Sovran manages the complete planning process, drawings, design and access statements, heritage assessments where the site requires them, and direct liaison with the local authority throughout. We work with councils across London and the Home Counties. Every submission is built around a clear understanding of what the site can support and what the authority needs to see. London's planning approval rate sits at 82%, the lowest of any region in England. The margin between approval and refusal is almost always in the quality of the submission, and we support on what the authority actually needs to see.

Building Regulation Drawings

Assessed correctly. Certified properly.

Planning drawings and building regulation drawings serve different purposes and are produced to different standards. Planning drawings describe what is being built. Building regulation drawings describe how it will be constructed safely. Sovran produces both, and manages the building control process from submission through to final completion certificate. All structural elements, insulation build-ups, fire stopping, ventilation, and drainage are coordinated and detailed to the standard building control requires.

Structural Calculations & Drawings

The engineering behind.

Every structural element that Sovran introduces into a building: steel beams, new openings, altered load paths, is calculated and drawn by a qualified structural engineer working as part of the project team. Structural calculations are not a separate appointment the client has to manage. They are coordinated alongside the architectural drawings from the first technical stage, ensuring the structure, the specification, and the programme stay in alignment.

VR & 3D Renders and Videos

Before it is built.

Sovran produces photorealistic 3D renders and immersive VR walkthroughs as part of the design process. Clients see their project at the stage when decisions can still be made. Renders are produced to a standard that is also useful for planning submissions, contractor briefings, and interior specification. The same model that produces the render produces the construction drawings.

A feasibility appraisal establishes what a site can support, what it is likely to cost, and what the planning position is, before a full design commitment is made. Sovran assesses planning history, permitted development potential, structural constraints, orientation, and neighbouring context, and produces a clear written report. Clients use this work before purchasing a property, before committing to a brief, or before approaching a contractor. It is the most efficient investment in any project.
